From preparing assignment contracts and sending out introductions to tracking earnest money and confirming title clearance, I handle the details to get the transaction closed.

Novation deals require precision and proactive oversight. I manage the entire lifecycle—from scheduling Realtor walkthroughs and showings with sellers to preparing substitution agreements and coordinating clean-outs. I work to ensures everyone is on the same page—seller, buyer, and title—so your novation closes without confusion or last-minute setbacks.

Close and Hold
For close-and-hold investors, long-term strategy starts with a flawless close. I oversee document collection, coordinate inspections, insurance, utility set up, track every deadline, and manage communication with sellers, title and lenders. Post-close, I will help update records/books as helpful for tax time organization.
