Once you have a signed and accepted offer to purchase, I can take it from there. I will open escrow, track contract details, and handle the administrative side of your transactions so you can focus on serving more clients and growing your business. My goal is to keep your deals organized and schedule, giving you peace of mind through ever step of the process.

I don't just do tasks, I will provide you and your clients a predicable experience.

File Intake and Contract Review

Upon receipt of the accepted offer to purchase, and additional addendum and disclosures, I will:

- Review for signatures, dates, terms, and deadlines

- Open the file in your transaction system

- Send Welcome Email to your buyer or seller introducing the timeline and next steps

Master Timeline with Title and Lender Coordination

- Send a "Welcome Email" to open escrow and connect up title/lender/co-agent to ensure all parties are on the same page

-Coordinate and communicate with lenders, title/escrow officers, cooperating agents, buyers, sellers, and service providers through transaction

- Monitor and track all contract deadlines (Earnest Money, Inspections, Financing, Appraisal, Closing)

- Review title commitment, send to the parties, and assist with working through title issues as applicable

-Provide requested documents quickly

Proactive Client Communication

- Provide weekly transaction status updates to the client with deadlines and next steps

- Schedule final walkthroughs and signing appointments with your buyer or seller (if requested)

- Preclosing email to your client with statements, utility information, etc.

- Post closing congratulations email to your buyer or seller

Broker Compliance

- Ensure full file compliance with brokerage-specific checklists and transaction requirements

-Review final settlement statement and ensure commission disbursement accuracy

-Submit completed transaction files for broker compliance review (if applicable)
